I rather fix the damage, have the neighbors insurance pay for it, and find a new Buyer once the issue is resolved.The important question is: After I say NO to the requested discount, if the Buyer decides not to proceed with the purchase, would the Buyer be entitled to receive their earnest money back or should I?

Depends on your state and I'm assuming you have the basic stuff about lease termination, eviction, etc.A few we like to add:- if you don't change filters, then tenants pay for a full duct cleaning- charge an admin fee for all HOA notifications, not just violations- Clear tenant responsibilities- Fees for adding or removing tenantsBest of luck!
