If they're truly squatting, Ohio revised coded does allow for an extremely short time period due to property condemnation (No utilities is a valid reason) that the sheriff can enforce if the property is condemned by local municipality.Otherwise it's 3 days for non-payment even without a lease agreement, I've evicted based on 'oral lease' plenty of times.

I would use one method of communication and stick to it.  

But even before that, I would communicate with your tenant and explain and reason with him/her.

My anxiety has started to subside after several communications with my original real estate agent and you folks here on BP. 

Shop around for as many as you can, interview them and only settle on someone who communicates well with you.
