Although a lot of fun, my job is too erratic with long hours to do that, so I came across Brandon Turner's book on Rental Property Investing and felt it gave me options to be more "hands off" in terms of being an investor with good property managers, etc.I'm saving money and hope in the next year to buy my first property as I learn more, read more, and hopefully see the seattle market slow down a bit.I would love to meet like-minded people in the area.  

You will save a ton of money and should be able to do this loan with no points and no pre payment penalty.

I'm sure there are ways to give him incentive to save you money, however any money he is saving you, is most likely coming from him or his subs pocket.

I'm thinking of just going into the local Home Depot (or going online) and hiring out the work.Anyone have experience doing this? 

Also, I have a great background in online marketing... could I utilize that somehow?
