It also discourages tenants from reporting otherwise important maintenance items ("I'm not reporting this leaking sink drain that's the destroying the kitchen cabinets, they'll just blame it on me and try to charge me for it.").Finally, it's still quite possible that the oven has an intermittent problem, or a problem that was not accurately diagnosed by the technician (especially if it was a warranty or home warranty service call - they generally avoid making repairs at all costs).

First conduct a fairly brief walk through, looking closely for any signs of water leaks at ceilings in every room and closet, baseboards, around windows, under all sinks, and if accessible under tubs and toilets; check easily accessible windows for overall condition; noting any electrical or tripping hazards and other safety issues,taking photos if tenant does not object.

There is evidence of previous leaks around the chimney which has been patched up with excessive sealant (no flashings).

As mentioned before, the risks of tenants moving their own appliances, causing damage, getting injured in the process, or improperly installing (think gas range leak) is another liability to worry about.You can easily buy low to mid end set of appliances gently used or new at a outlet type store for less than a months rent, which would have likely prevented or shortened your vacancy time in this case and thus payed for itself.

They found the unit had not been cleaned (dirt caked up on coils and the unit was low in freon indicating there is a leak in the system.
