Personally I would not get involved in such a deal without a NNN lease because it ensures the tenants will not only take care of the building and produce much less wear and tear, but they will be responsible for much of the day to day - the whole reason for getting into an office deal in my opinion.

If I have to find another seller at the end of this, I'll know well ahead of time as I'll be working to re-establish the sellers financial stability over the next year.

What's the difference between residential and commercial construction aside from the fact that the former involves homes and the latter, buildings for business rentals or institutions like hospitals?

I ask these questions, because I have been asked to get involved in a large project in the area for marketing and sales.

If the property is on the MLS, including an REO, the agents involved are probably going to insist on a larger earnest money amount.Jon
