Investment Info:Single-family residence buy & hold investment in Harrisburg.

I invest in Memphis, TN and I have a large portfolio of single family properties here in town.

I have a small real estate development/construction/investment company with four partners.

I am interested in see what other professionals have seen as good areas to invest in, what the average rents you are currently seeing for 3/2 roughly 1500sqft homes.

Out of state investing is great, however everyone out of state is incentivized to take money from you hence if you are not experienced or know what you are doing, people can easily take advantage of you.

Probably just semantics, but for me investment is not just money, but time and focus.

Before 1957, there was no industry or investing arena defined as residential real estate investing.  

The reason I say could is because your current income, tax situation, and real estate investments can dictate if buying real estate might benefit you.

Not how much but do they collect directly from tenant or does money go to landlord/owner then they pay broker/agent?
