Place was a great house hack/investment, but we couldn't make up the difference. 

I am going to be house hacking so I will not be renewing or offering a new lease to one of the units (the tenant has breached the current lease agreement anyway so I would not keep them even if I was not house hacking).

Hello, Is it possible to take the house hacking principles used with small multi families and apply it to a single family residential home?

I just joined BP, I have been researching House Hacking and want to go that route.

Work with a good INVESTMENT agent in the area you want to buy in.Here in columbus ohio if you tell me you want 10+% cashflow and value add and have 20K, I'm going to recommend you house hack and put 5% down and do some light cosmetic work while you live on one side for a year in a B-C neighborhood.Not much can go wrong when you buy a 150K duplex that you are living in as long as you run your numbers and do your due diligence :)It won't be a home run but gets your feet wet and you'll learn a lot and buy better and better deals as you go.

The advice I often get is to start with house hacking, which would be do-able, but I would love to jump right in to smaller end of commercial properties and scale from there!
