If it is, they're not a good choice.

Not that they have a choice not to pay, but the issue is that no one may have the money to pay the expense up front and there is no money in the reserves. 

Number of units matters as well.I focus on the commercial transactional side and my own investments by choice.

Now is an excellent time to get access to the equity you've built up through a cash out refi (rates low, property prices high).  

It takes a lot more time to manage 3 one bedrooms vs. one 4 bedroom where the cash flow may be comparable.Since the Denver metro and front range has an increasing population base, I would stick to that if Colorado is your first choice. 

@Justin Pandolfino Your choices seem worlds apart with a SFH vs an investment property.  

I am thinking about this as well and my choice is hight tech stocks or bio technology.

My short list of things that I think are on the way out:LaminateGlass block backsplashVessel sinksDesk spaces built into kitchensherringbone wall papermicrowave over the rangeFaux Tuscan or Moroccan stuff (has been out for awhile but you still see it) I can only hope laminate goes away, but I don't see it as a choice of style so much as a choice of cost.
