When you look at how they're compensated for lease-up and repairs you'll see that what you see as expenses, they see as income.Not to say a PM will do bad things on purpose, but the inherent structure of the relationship isn't always favorable to your bottom line.Some people partner with their local family members.

Rather than hoping I get compensated more for making some bigger decisions, I can practice in a safer environment where I get a steady chunk of money, the experience I can take with me to my next deal, and the OPPORTUNITY to hopefully make some bigger decisions.

You will probably only get paid when deals close so keep track of all your leads and find investors you can trust not to go around you.Real estate agents would have to abide by different rules which tie all compensation related to real estate through their broker.Hope that helps.Have Fun and Make Your Own Luck!

At a minimum, I would request the security deposit deposit which will further secure the tenant & the rental with the first months rent payable on or before the agreed upon move in date.I would also put a clause on the receipt stating something along the lines of" If tenant fails to move in within (certain amount of time-7 days of agreed moved in date, due to no fault of the landlord/owner/management, ( a percentage, 1/2) of deposit will be forfeited "This way, if for any reason if the tenants doesn't move in, you don't lose time/money and you get compensated for the time the property wasn't on the market.

Just a couple comments, don't rely on that "for compensation" thinking if you don't charge a fee for the loan you're free to get away, your compensation is also made in making the deal.
