Thinking pessimistically I wonder what happens when the actual FED rate hikes occur, currently predicted to add up to an increase of about 2% to reach about 2.25% - 2.4%. 

That protects the buyer from defects that occured during the seller's ownership of the property. 

Re-trades are occurring, so reversion caps should be adjusted downward.

I didn't even think about renting (I don't know why, the thought just never occurred to me) but a good friend of mine was dabbling in "being a landlord".

Insurance should be your first line of defense and will cover most law suits that occur on a rental property.

The fact ownership has not transferred would say no foreclosure has occurred yet, unless OP is just looking online at outdated data.
