This incident triggered every trouble I'm experiencing now. 1) The officer from LAHD is after me saying that I need to register the property as a rental property and evict her with relocation assistance, which cost about $9000. 2) The Building department is after me with the order to comply: which I believe it might be better of demolishing the house and rebuild it. 

Your lucky, your in an area where there is more demand to build Self Storage.  

Then, in Phase 2, I aim to subdivide the lot and construct new buildings at the back of the lot.

We are hoping to start investing in real estate while hopefully also getting my mom a new place, but if that doesnt make financial sense then we will just get a rental property somewhere else Have you thought of building an ADU for your mother?

i trust my cleaners, never had a complaint about cleanliness, but it could be. but reading into it, i see that textured LVP can get dirt in them that regular mopping wont get out.

My questions are: How do I find a trust worthy team, broker, contractor, etc..?

Get rid of debt, build a budget, and save.

I would offer cash for keys, or not renew the lease, and reset the tenants in the building at the first opportunity.
