I brought up refinancing back to a 30 year strictly for cash flow. 

What if the mls charged a flat 5% to be on their system and they gave a 2.5% commission to people who brought listings and 2.5% to people who brought a seller. 

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

The current adherents of "philanthrocapitalism" have brought this to almost an art form.I'm far from a philosopher and so my own thinking on the topic is scattered and inconsistent. 

Let the current owner remove the problem tenants they brought in in the first place.
