I remember listening to a BP podcast not too long ago and they had mentioned how Home Depot and Lowes type stores have very limited options when it comes to finishes and that you should go to different wholesale supply companies to get more options and price points and also to find some things that would help the property stand out from other reno / new builds. 

How do you all feel about crowdfunding REI apps like Fundrise and Landa? I've been thinking about doing these as well as in person REI. I hear Fundrise is really good.

@David Pere Great summary of the benefits we're able to utilize as military investors.This isn't one of the 'traditional' benefits we consider as military real estate investors, but the military discounts we're eligible for with various stores, suppliers, and contractors are a definite benefit. 

Our small shopping center has done remarkably well this year (our busy anchor store was actually busy than ever before), but I can see the increased risk with this asset class.

Can you imagine them going into the grocery store and demanding the clerk to use paper bags because that's what they're used to?

Its the support ones that are a scam.These folks that can not go to the store without an emotional support dog. 

Of course COVID is making things more difficult when dealing with new appliances and shortages at the big box stores, but we're managing by paying a premium for our appliances from smaller appliance stories with more in-stock stuff and resilient supply chains.I'm not in student housing, although I currently do rent to students at one of my properties.My rentals are almost all strictly single-family C/C- class, hovering above what I see as the D-class divide in my area.

My husband and I use one shed to store extra supplies, the shed across from the bigger unit was purchased by our tenant before we bought the property, and one small unit (and shed) are recently vacant. 

We are not sure the cause of the leak/puddle water and it's more likely recent because the seller used that space to store carpet.
