Initial cost and repair costs are both lower for a one piece stackset.

Of course you will have to give up a good piece of the deal but I'm sure the experience you will gain will far outweigh any lost profit.

I sent out 2000 pieces, have 2 short sale deals and 1 wholesale deal.  

They'll bring a crew of folks out -- the bulk of the people are in worker training programs and, I presume, are paid by tax dollars -- who will take your house apart piece-by-piece and salvage as much of it as possible (recycle or sell in their store).

I can tell you from working for a fortune 100 financial services firm and now a self-directed IRA custodian that the audit risk is much higher for any plan without a custodian, so keep that in mind. 

Can I go to a bank and say the purchase price is 100K and leave out the 50K seller financing piece.

Placing emphasis on existing CAP rate is a very small piece of the the picture.  

I would suggest a ¼ turn, one-piece, polymer-coated, compression supply line.  

Realistically, you'll need to keep sending them out and not get too high hopes with 100 pieces.  

Not to mention the liability piece...get the permits for work being done
