Preferably in the Downtown LA area or around there. 

Preferably  it would be located in Western Nassau/Eastern queens. 

This is reflected in the distribution of assets in notes in my own multiple portfolios and my two hedge funds and preference to paper vs my much smaller fleet of rentals. 

But it only takes one bad year for that number to jump, so I prefer to be conservative and say expenses will be 50%.

The rehab took a bit longer than I would prefer but I did not have any HML to worry about.So this particular BRRR deal seems to have worked out and I have the cash back to do it again...and again..

I replenish the emergency fund and hope there won't be another call any time soon.If the repair is over $200, I can have several estimates from the PM's contractor pool and decide what estimate I prefer.

I prefer certified funds.  

Accountant—CPA who is aware of the ins and outs of real estate and preferably owns rental properties.Insurance agent—someone who is local and can help get the best possible insurance for each individual transaction.Contractor-- someone who gets things done on time and under budget.

It has always been a plan of mine to try to purchase this 4-plex as well and since I am not getting the tenant interest that I would prefer, I think I would like to approach the owner sooner than later.
