I would like to put solar on my rentals but seeing as the tenants pay the electric bills and those properties don't qualify for the tax credit, I haven't done it yet (although I may sometime anyway, after all other critical Cap Ex projects are completed).

That being said, I am also being warned to stay completely away from being involved in the transaction because any association with my own personal real estate (bought outside of conventional mortgages) is in violation of FINRA's rules.Has anyone run into this before or know anyone who has their licenses and still invests in real estate without using conventional mortgages?

They’ll be requiring financials up front. as wayne states unless your being paid for site aquasition buy a company.. ( I did this in the 80s for a big syndicator) this is a complete waste of your time and energy.. folks that own and buy these are looking to do business with commercial brokers like Joel above you will have a hard time getting past first base on this one.stick to SFR's and unsophisticated sellers and buyers.. that's were wholesalers play the best.
