We had forced as much equity as I think we could into the home with the remodel, and repositioning the cash into a larger deal with more upside was appealing.

It's not worth agitating the tenant and showing the unit in less than appealing condition.

Klamath Falls, down the road a piece, has the same, unenviable reputation...despite the fact that, geographically, both towns have STUNNING scenery and outdoor appeal.  

My strategy was to appeal to first time homebuyers and make it a "wow" house to distract it from being on a busy street.

I've also always been told that the appeal to a seller when it comes to an all cash offer is how quickly you're able to close (as opposed to selling traditionally).

Remember those Avocado appliances that is where I expect stainless will go one day as well as some of these other trendy items.However, if you are flipping right now they are probably right that elements of these styles may give you good appeal. 

I expect to get more now that the new windows are in and I made some cosmetic upgrades to enhance the curb appeal.  

Buy a house that appeals to your target group .

You might not have the best lot, best curb appeal, etc. when living in a rental.
