The house is definitely on the older side, built circa 1930, but walking through the property I saw a ton of potential (huge back porch, front porch, large semi-modern kitchens, beautiful hardwood floors trapped under dingy carpets, etc.).

First, they said the original patch did fit the window but more glass apparently fell out.

My guess is that the underwriter is going to look for the following:- Does the new property fit with what is going on with your life (meaning family - bigger home, kids leaving- smaller home, etc)?

The key is will the remediation cost fit within your Rehab budget.  

Call a local title company and ask them to walk you through the process.

Are you making these offers on properties that fit the formula, or are you trying to force the formula onto properties that will not work?

I would go with white, except it might be weird walking on white on the porch and stairs.

I love walking into a house that reeks of pet urine; turns off other buyers (smells like money to me).  

If I sold my current home I could walk away with about 300k.
