That is a major mistake investing in real estate.....you never want dead equity. 

I am not expecting to make a million dollars instantly as an agent, but instead I want to use it as an avenue to learn more, meet people, and be an asset to other investors in the area that I may become acquainted with.My short term goal is to meet as many people as possible, especially locals here in Columbus, and keep learning from others mistakes.

Make no mistakes this isn't a business decision, but a life decision.  

@James C.Hi James that really helps, I am confident in my ability to get the onsite meeting, before I was making the mistake of having the wrong approach on my cold call, which with your help I changed it and my goal is to get onsite, again I am very confident in being able to make those appointments, and having the owner want to meet me.I know I need to work on the part where I am making them the offer and to sell me the house. 

They make mistakes.  

I think the biggest mistake I see is investors wanting to create wealth but not talking about WHAT that is going to look like for them??

The mistakes I made and the losses I incurred have absolutely helped me to be a better investor today. 

Too many people make the mistake of getting three properties in areas they don't know instead of one closer to where they do, but the metrics end up being similar with more headache.

--I figure we all make mistakes in our investment careers, and we learn from them.

That is the very reason individuals joined this forumn, to avoid such mistakes.
