Find a fixer, use the BRRRR method. 

You then have to take condition of the property into account , and any other factors you care about - but the quick and dirty method will take you far!

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

Who needs the BRRR method when you could have it turnkey?

And when something does happen they do not use commonly available parts to repair.I will typically look for low(er) flow shower heads, which certainly help, if I am changing hardware.Another method is not setting the water heaters as high.  

Usually we are having to work with "off market" properties with the BRRRR method.
