For example, inventory and price in Vegas,Phoenix and Austin have already reduced substantially that almost making the rate changes doesn't affect much, eg: if the house is 500k 6 months ago, it's now listed at 450k, with the 5% mortgage, one could still potentially buying at the same neighborhood.Your argument is very correct when there's a standoff between buyers and seller,eg when new listing is reduced but closed sales is reduced as well, such as in Bay Area,CA.
