I've done similar things with adding or remodeling while house hacking and needing funding to do so.

Cousin A currently lives in one half of their primary residence and rents out the other half.Cousin B has a rental property they want to get rid of by doing a 1031 exchange.If Cousin B buys 50% of Cousin A's house as tenants in common, can A & B essentially switch over the rental income to B, whereby B reports all rental income and expenses on their taxes and A reports no rental income and expenses?

I dont know the scope of the job.. but 89k for sheetrock on just a small portion of the job is a huge number.. we sheetrock 2000 sq ft houses for about 15k total.

Most 203k contractors are not going to want to work with a first-time BRRRR or house flipper because it will not be smooth.

I went to see a tenant occupied house once and the tenant wouldn't answer the door despite having a confirmed appointment.

You can buy a BUNCH of insurance for that.I personally like having an LLC, but if it would save me $850 per month on each house I own I hold them all in my personal name lol.
