For all Minneapolis investors, perhaps this is an opportunity to contact your council members and let them know if you have an objection to this, and what its impacts will be.My dislike of section 8 has more to do with the program being so poorly run than the tenants themselves, though from what I've read on BP, there are plenty of bad apples.

Your investment goals come into play with this type analysis as well.Comparing 30 year (SFR) with 20 year amortization (or some different amortization for 5+ units) is comparing apples-to-oranges if you don't use IRR.

BUT, make sure you watch out for flood zones and even see if any homes in neighborhoods you find yourself interested in have flooded despite not being in a flood zone.

If you have decent credit and this is your first house, I'd consider being an owner occupant for the first year and buying another as you get more into a career.There's some pretty cheap investments around here, but you gotta watch out cause there's crap too.

Systems, Automation & Scaling: Also, I have watched / heard the LO gurus talking about 'automating' and 'outsourcing' practically everything... from buying leads and using foreign and domestic VAs that generate and / or 'pre-qualify' people, to even doing their follow- ups and booking appointments for the deal maker... to 'systematizing' practically everything else, under the sun.
