In my experience, if the asset is one I wouldn't mind owning (at that loan amount), the borrower equity position is good and the borrower has cash in the bank...GREEN LIGHT...credit, income, dti, tax returns, leases are all irrelevant. 

Setbacks, parking, electrical, sewer, water, hydrants, entrances, night lights, phone lines, fiber optics, storm drains, storm ponds if needed, turn in lanes, etc. 

Unless you're in a one-light town, don't pay attention to saturation, it's a metric that's not worth the headache and too vague/subjective to properly track.Real Estate is one of the only areas where professionals not only practice insider trading but actively encourage it.

My concerns is that if I go with the FHA guy and the appraisal comes in low AND the deal falls through - I will have a tough time getting a higher appraisal for the next 6 mos. even if I decide to do a light rehab to the the property and place back on the market.Your thoughts?

That would probably fall down a few times as the tenant puts too much weight on the bar and screws up the paint.

I wish I had the mileage you all do in investing so I would be a bit more familiar with the benefits of such a group and what the needs are but, at this time, I am merely a casual pedestrian who pitched an idea to those more worthy of making it come to light.
