In my experience, if the asset is one I wouldn't mind owning (at that loan amount), the borrower equity position is good and the borrower has cash in the bank...GREEN LIGHT...credit, income, dti, tax returns, leases are all irrelevant.

My concerns is that if I go with the FHA guy and the appraisal comes in low AND the deal falls through - I will have a tough time getting a higher appraisal for the next 6 mos. even if I decide to do a light rehab to the the property and place back on the market.Your thoughts?
