Again, I want to stress that I believe this can be resolved mutually, and I intend to proceed that route, but I want to make sure I protect myself in case things go south and, while I'm sure this isn't the first time this has happened, this seems to be a relatively obscure situation.Thanks,--Marty

But, yes, I do agree there may be a time when risks (not just liability but stress, vacancies, market risks being in just one area, effort if you self manage) may outweigh rewards and then exit strategies are probably the next step to look at.

If you don't follow them to a "t", you'll screw yourself into the ground, and depending on how bad, and what other problems you caused on a domino effect, you could be paying for it for a long, l o o o n g time.It works great when you know how to use them.  

Way to go above and beyond to provide a great example of your first experience, and I think there's so much value in being straightforward about all the bad stuff and stress that comes with just getting started.
