Should I do something different?

I def. want to own something in Pasadena.

I have a client now wanting to do something similar, so we bought a house ready for renting with a large backyard zoned for multi-family and a garage that can be converted and rented out.

That would be great if you could send something over. 

The bookkeeping is good for some things like doing taxes or looking at reports of how things are performing, but it doesn't help much with budgeting and making day to day decisions for how to manage money.

Just that when you are searching for properties, ensure to find something that can more easily cashflow when you move out.

What should be some things I look for when trying to find a fix and flip?

Paid courses will teach you one way to do it and will always be a call-to-action to something else.

I’m not saying it’s not true, or something the government would obviously do.

The other big issue we run into with old homes is window size, so if you are not putting new siding up and have to stick with old window size(non-standard) it will add quite a lot to your budget, just something to keep in mind.
