There is still enough demand to suck the equity out of most (but not all) deals that hit the open market, so the most rewarding game is still to try to find the hidden gems through alternative sale channels, pre-market, etc.

Far more money will come into these areas from out of state investors as it has been for recent years then the north side.Our company has taken entire blocks and turned them around but sometimes the reward isn't worth the risk unless you have the city and community leaders behind you and alot of people don't have those resources.

I don't recommend this alternate method, simply because it is too complicated to set up, and too little reward for the risk.

Cap rates and IRR are a function of risk/reward, so I see cap rates climbing into double digits as investors will need to reap a high reward to deal with the legal BS here.
