Far more money will come into these areas from out of state investors as it has been for recent years then the north side.Our company has taken entire blocks and turned them around but sometimes the reward isn't worth the risk unless you have the city and community leaders behind you and alot of people don't have those resources.

Cap rates and IRR are a function of risk/reward, so I see cap rates climbing into double digits as investors will need to reap a high reward to deal with the legal BS here.
