Even for the $3,000 payment, you would need to invest $300,000 in those terms and take on an additional $900,000 of debt just to bring in the $3,000 a month to cover your student loan debt and that is not even the $11,000 you would need to pay after special income based programs.That is probably not what you wanted to hear but I would just focus on staying in the broke college student mindset until you pay off your loans or I fear you will become the broke guy who should be 10 years away from retirement but just paid off your student loans and now needs to play catch up to get close to retirement.

And, this can include retirement accounts, but they do factor in the tax hit you'd take in pulling money out early, I forget what they use, but you get the idea.After 4-5 loans, you'll need to start looking for other types of loans- commercial or portfolio loans.

I should add to this whole conversation the fact that I am a retired Nursing Home Administrator and liability lawsuits were a cost of doing business.Yet Bill Gulley is right, we are a mad-dog-red republican state that is favorable to landlords, having only done away with caveat emptor a few years ago.I seek the middle ground.

It wouldn't.There are people that put their entire retirement savings (which can also be certainly thousands if not hundreds of thousands of dollars) in the hands of fund managers, without ever seeing them or even meeting them.
