I hired a window company to replace them and usually find that hiring specialists is more time consuming (when building your team) but typically results in faster project turn-around and better control over each aspect of the rehab. i.e. fire the ones that suck without impacting other subs.

I'm using the Rental Property Calc to determine if a listing is a good deal or not for a renovation loan.However, when I insert the Estimated Repair Cost that amount is added to the Total Cash Needed, when on a HomeStyle or 203k loan, that amount isn't cash I have to supply, but instead it's rolled into the new mortgage.Does this skew the results somewhat?

There are several searches that should be completed with the results verified and most property managers lack the expertise, time, and resources to accomplish this...thus a CRA only makes sense.

Most of that is urban legend although there are some "Original Doc" states where the courts require the lender/bank/servicer to produce the original note.
