The market you are referring to is evolving quickly and you very well may have an multifamily or single family development site on your hands...if not commercial.

If you are referring to my "Occupants from Hell" thread, yes, after almost 5 years, I finally got them out and that 5 years had the biggest run up in appreciation so I actually made out, but would I ever want to make that money in the same manner?

Just always make sure to vet properly, that mean getting references, viewing pictures of recently completed pictures that pertain to your strategy.

If it refers to two separate legal parcels that are adjacent and share the same street address, then they are already separate lots and do not need to be split.
