I've had some push back on a 100K minimum for property loans.

I am speaking with lenders on getting loans for my next big push this upcoming year and I can't seem to find anyone who just does the purchase price and let me complete the rehab with my own dollars.

This would be a negative cashflowing situation, where you'd still want to account for maintenance, vacancy, capex, etc. in the numbers which would push your expenses even higher than the $1400.

IE, some % of people had planned to wait to save up 10% or 15% down, but they jumped on it with 5% or 15% down to get ahead of mortgage rates hitting 5% (which, in hindsight, we know didn't happen, but that wasn't at all necessarily obvious "in the trenches" in 2018).What will happen if we turn on CNN tomorrow, and the headline is that mortgage rates are 3.5%?

One additional piece of information: a neighbor informed me that the sellers knew the tree was a big issue and they told her that they were selling the house to push the issue on the new owners.Thoughts??

I did just go to my first month to month leases and  I only had a few people push back.

If I had wholesaled the property the "traditional" way for $420,000, the profit would have been about $50,000 so I still came out ahead by jumping through hoops to sell the property at the bid up price.Lots learned during this process - while "double closing" the property was quite unconventional for typical wholesaling, in this case it was worth it because the numbers worked, even after tons of selling costs.

To further push the amount of possible cash flow I wanted to give the option of sharing rooms to lessen the cost of one room but increase my cash flow.

No one really cares about the closing time besides you the seller, and holding and closing costs can add up quickly decreasing your estimated net profit if the closing date keeps getting pushed.
