Find a house in decent shape and focus on the areas that will increase the value and appeal to people simultaneously. 

They do not underwrite any deals, they're simply managers of their pipeline, making as many touches as possible, and focusing on qualify conversations.

If you focus, you can certainly achieve all your goals with REI!

I agree with you, it's likely better suited for an investor who focuses on SFRs.

Please find local real estate meetups that are run by folks that are not pitching the same old products but rather focus on providing education and networking.

I would focus attention on what the actual rent would be.I think your taxes and insurance are way low.

All three had positive net migration numbers (Houston had negative net migration because of the hurricane/flooding in 2017).Lastly, a lot are saying that Houston markets are already over saturated with investors,  the property prices are too high,  etc.Since I am trying to narrow my market search in investing in a 2-4 unit property would you guys agree that I should eliminate the Houston markets above and focus on Norman OK, Winter Garden Fl, and Boerne TX?

I personally made the mistake of not following up with CRE agents early on, and focused exclusively on the MLS listings which I have access to as a realtor.

Me along with a partner have put ourselves out there to get started with what we initially thought was just wholesaling including marketing via signs and direct mailers focused on pre foreclosures.
