My typical partner is mid 30's  wife  2 to 4 kids and is working very hard to get were they want to be... not spending hours on real estate chat sites.. my biggest players really don't even know about this site or if they do never come here.. as I state they are too busy making money and providing for their families.But one thing is for certain there are many very capable and well established investor on this site.... make no mistake about that.

If you sell for 300 and are buying for only 100 then it is doubtful that the 1031 would result in any tax savings to you.However, if you were to sell the lot for 300K using a 1031 exchange and buy the other lot for 100K and then buy another piece of investment property for 200K then you would recognize no gain on the sale and would have no tax due.Depending on what the specifics of your situation are and what your goals are it would be worth your time to chat off line with a professional.

  $10k with zero due diligence on a house you havent seen is pretty silly.I use Halperin and Lyman for my closings, they are investor friendly and good to work with,  you could call them and maybe chat with one of the attorneys, but I'd just laugh at this guy.
