Yesterday the Yavapai county online tax lien auction ended.

The online county document database is not up to date with the current month's foreclosures so I don't think that is an option.

When I went online to find sample offer contract forms, one included a clause that the seller must provide proof of marketable title.

They promote it in a couple of magazines and online spaces as well and every couple of days I get an email as I am sure they are sending everyone on how great the program is (complete with balloons and confetti)!

I got tired of running into problems with certain areas or subdivisions not allowing weekly or nightly rentals, as well as other problems.I was also concerned that there might be a double dip with real estate foreclosures and it appears that may be happening in certain areas of the country.

That being said, I accepted an offer on a house that I priced about 10% over the market last night.
