Hello BP family,So after taking the advice of Brandon Parker and learning what's a good deal by analyzing 100 bad ones, I came across this one, located in Memphis. 

I'm sure all of this varies greatly by property, location, and HOA, but any insight would be appreciated.

Another observation was "It was observed in several locations throughout the interior that 2 prong non grounded and obsolete outlets are present.

I don't represent competitive options for a single location, but will PM you the companies/agents I know who do. 

They can actually set up to have a mobile notary in the buyers area, show up to a specific location and time that the buyer provides you to sign and notarize the documents with them.I would first try to find a title company that does mail away closings.

The local 1-2 location banks typically have the most flexibility when it comes to creative financing.
