However, there is a learning curve to it and as @Jonathan Greene said, it's really all about the relationship you have with people, or else you can generate as much inquiries as you want but you will never have the kind of business you desire. 

In small claims you are barred from using an attorney.

Ask your friends who they use, and utilize your state bar's lawyer referral service. 

So, I can't do things that technically a lawyer must do, but I'm probably the most knowledgeable expert in this field, bar none.

The more experienced you are, the better you can deal with these things.As real estate investors we owe it to ourselves to know (or learn) our business, get good counsel when we don't know or are unsure, and then proceed when the profit vs. the risks give us a clear green light.

Sell your depreciating debt (jeep) and pay off any other loans/CC you have.Don't go out with your friends and throw money away at the bar, or restaurants, traveling, etc.Work on making more at your current job, or try for a promotion while also picking up shifts when your off.If you are serious about investing in real estate, the stock market etc.
