So find a way to get rental income: finish the basement or garage into a MIL or maybe even build a backyard cottage if the rental income vs. construction cost pencils out or as a method of last resort...move back in with the parents.

Not sure if you have any other capital, but I would imagine it would be difficult to obtain financing with a part time job.Do what I did -- finish your degree and then buy up a multi as soon as you can and live in one unit while renting out the others.

I was just there a week ago.. bit money place and totally under the radar.its not SF but its akin very much to my market here in PDX its a 200 to 250 a foot finished product market.
