Hi everyone, I’m a novice investor just getting started and it seems like short term EMD lending or “gator lending” is a great way to go.

It’s a condo with short term rental income. 1 is the cottage we move into when we rent the house we live in for 2 months over the summer when the kids are out of school. 

I recently just purchased my first property in Sevierville, TN near Dollywood and we are currently doing some rehab and updates before we list on Airbnb and VRBO.

Long story short, we have gone through 2 pms and I think I am ready to just self-manage. 

Life's so short, after all. 

By having tenants pay those bills themselves, we are reducing our expenses, and able to charge less rent than our competitors who are including those expenses in the rent.
