You have no idea if they paid rent since March 2020, if they have income, what prior agreements exist.

We have done a few direct deals for existing clients.

Take into consideration any existing exemptions….homestead, disabled, etc.

I’m adding a kitchen and full bath to an existing house I rehabbed in 2019.

This would be to purchase an existing home.

I never had even an existing tenant complain when I removed disposers, dishwashers and swimming pools.
