The clause is: ”Indemnifying and holding Broker harmless from and against all losses, damages, costs and expenses of any kind, attorney's fees, and from liability to any person, that Broker incurs because of acting on Buyer's behalf”I haven’t seen anything like it before.

An example is deeding a property valued at $100k from your name to your LLC or vise versa, you're now writing a check for $4,278.00 just to cover the tax payment to record the new deed, not including the recording fee and any fees collected by the title company or attorney representative who facilitates the transfer. 

We get the occasional VOICEMAIL in the middle of the night complaining of an 'emergency' toilet won't flush, furnace doesn't work, then we calmly contact them in the morning and remind them what we discussed, then promptly send someone to take care of the issue.

Then they continue to just flat rate charge us a fee for the water which for a typical residence 3/2 house is about $1400 per year for all the water you can use.

Here are my questions:1) Where do I add my assignment fee? 

I've run into so many people, that if you can have the serious discussion, keep swapping because they are unable or unwilling to pay the tax. 

I’d prefer a single family to avoid the HOA/Condo fees, but most of that area seems to consist of townhomes.

Then your system development charges along with all the other fees for building permits..
