They have a deposit only card that I give to each tenant.

I have yellow letters, bird dog signs and business cards and am ready to start calling for rents to see who would sell on lease option.  

You don't want to dig a credit card hole while you're learning the ropes.Go into it knowing that some months your expenses are going to spike.

The tenant debit that came out on 9/1/15 hit my bank account on 9/8/15.

To really get there, I paid off my car and got a credit card to diversify my credit into what I needed for that mortgage.

As long as the property pays the debit, its a great idea to free up cash to reinvest.I told this number to my lender and he provided the loan, we closed in 30 days.Easy.

But I just sent yellow cards to S Warren and most people wanted high prices since they were making great returns.

A few other small things like business cards and stuff when I first joined but not many other things.I don't think we are taking on any new agents right now.  

It certainly doesn't hurt to walk into banks and speak with them about your plans and listen to what they say (that's part of how you develop relationships with bankers), but I'm not optimistic that a bank loan is in the cards just yet.In my market in Northeastern PA (Scranton - Wilkes Barre), there are plenty of sellers who will hold a note with a decent down payment, easily for one year but sometimes up to 5 years.
