Stop all communication with them otherwise.

The person the realtor has already dealt with and sold properties to is the first priority usually but they could be in the middle of a deal already.Keep on the realtor's radar with regular communication.

@Michael Doherty if you purchase in an LLC no but when you refinance the often want it out of the LLC this has been from my experience and communication with the lenders I have been working with.

Naturally they have buried their heads and have not been responding to any form of communication so I feel that on the 17th, I will have to file for eviction.If anyone could give some good references it would be greatly appreciated.Thanks!

They should be communicating with the owner and the client to ensure all is being done to have the rent paid. 

  - All of this is happening via email Now here is my question 1) Should I wait till Friday to send eviction notice or send it now with Friday as deadline.2)  Should the eviction notice be mailed or is email considered to be good enough as we are communicating through email.3) The tenant directly emails me and not property manager, I copy property manager everytime but she omits that. 

I would just communicate to her what your expectations are and see if she's a good fit.

Property Management ( KEY as an out of state investor, someone who you can trust and communicates in an efficient manner.

She’s not communicating with me she just keeps telling me she will let me know when she knows.

Having a good property manager who communicates efficiently will really allow the management of your property to go much more smoothly.
