When buying a house or refinancing, you will have closing costs. 

There are closing costs ~2-4%2.

Net sales price is the sales price less closing costs like agent commission, escrow fees, transfer tax, and recording fees.

Sometimes its worth a higher cost, especially if you know the lender will close on their proposed terms.

I'm looking to get some insight on reasons why this deal isn't moving if the numbers makes sense, however it's in a really challenging Southside neighborhood in Chicago.

I've already closed on the house and currently have an LLC in CT but have not moved the property over to the LLC yet because I wasn't sure if it makes better tax sense to move it under an LLC where I live (CA) or an LLC where the property is located (CT)... any help you can provide is much appreciated!
