I had some glitches initially with licensing the app.

For me, I had voice recording apps and depending on your state law you have to notified the other person when record the conversation (I feel that when you told them "this is a recorded conversation" they will take it very serious and more than likely not to flake/ change their mind).

I've gone down the Bigger Pockets rabbit-hole that I was lucky enough to stumble across on the podcast App Store on my phone.

If you go to https://apps.irs.gov/app/picklist/list/formsPublications.html you can find these publications:  527, 544 and 550.  

It works very well for multiple rentals by setting each up as a class and assigning that class to every expense using the phone app or online.

With paper apps, you have to print them, hand them out, collect them, and re-input the info, where online apps, you just share the link and tenant applies, and you can get you screening reports directly through that process with no extra work.

sigh - the BP app can be touchy...Continued... their inspector says the trapezoid should be scraped and repainted - just say trapezoid to be removed but not offering to repair - even if it cannot be reasonably removed but give me a big enough sledge hammer and i will show you something removed.

Simpler ones like Cozy, Pendo or mobile app like Landlordy or Housters would be also fine for small portfolio.
