When you hire an attorney for a transaction (Instead of using an agent, or yourself) what roles are they expected to perform?

In our eagerness and newness to the process, we made the fatal mistake of hiring the first guy who replied to our post for help.

Or do I hire a contractor to submit blue prints to the county for approval? 

Every fast food place in America is hiring right now.

There are tons of unfilled positions and I've never walked/driven past more "We're Hiring!"

I would chat with your CPA (or hire a CPA if you haven't already!)

You also see evidence in that everyone knew/knows it would be short/medium term by looking at the training of the baristas-turned-loan-originators that now dominate the call center places, in many cases they weren't even taught how to read a purchase contract (ask your Realtor, they can attest to this :), the idea (implicitly) being that this batch of new LOs is just going to be fired once rates go up, they're just being hired for refis, no reason to teach them how to read a purchase contract or that deadlines matter.

As a California resident, I would recommend hiring a CA CPA or at least one familiar with CA laws.
