No matter where or what property you are talking about the answer is the same; the appropriate cash flow is what you, as an investor will accept.From a macro point of view; SFR house prices are based on; location, appreciate of the neighborhood, condition of the property and cash flow.

From a cashflow point of view this strategy makes sense, because hopefully if you are a safe driver you will never have to pay a deductible and you will have all the extra savings of a lower insurance premium.
