My view is there are some good investments and some marginal ones but they seemingly have a decent track record of paying off.

No matter where or what property you are talking about the answer is the same; the appropriate cash flow is what you, as an investor will accept.From a macro point of view; SFR house prices are based on; location, appreciate of the neighborhood, condition of the property and cash flow.

From a cashflow point of view this strategy makes sense, because hopefully if you are a safe driver you will never have to pay a deductible and you will have all the extra savings of a lower insurance premium.

That could be viewed as an active business instead of a passive investment.

I'm viewing it as more of an investment, so don't want to tie up too much of my liquid capital in a down payment.

Right now the only people viewing are low income buyers because the price is set at 215k.Thank you in advance for any advice.
