We have been able to finance each one with absolutely no money down and even rolled closing costs into the loan We work with a small local bank and my average closing costs are $1000 without sellers contributing anything.

Assuming a 6% annual return on maximum 401k contributions + matching, I will be done saving for retirement by the time I am 31 or 32, which will free up another 15k-20k for investing. 

To echo everyone else, see an attorney on the legalities and a CPA on the tax implications.In general, tax implications of a property contributed to an LLC depends upon how the entity is being taxed - as a corp, disregarded entity or pship.  

I wish I had more to contribute before I start asking questions but I guess I'll just have to deal with the newbie hazing (please be kind!).
