I did have to pay an extension fee due to their closing date and the municipal search in that city, and the fact after we went under contract they allowed the basement to flood (finished space) and never told me until I found out myself the day prior to closing.

They are all co-located in the same neighborhood and though it's located in the middle of the city, it happened to be on just enough of a high ground to avoid flooding.

We’ve been on a long run (10-ish years) and I live in a particularly hot city (Austin, TX).

I much prefer a SEC 8 tenant in a sketchy neighborhood or street, because finding someone who both verifiable and reliable income that meets my incomes X rent requirement is tough, and one life bump will cause the rent to go unpaid.  

Just about everything I'm seeing needs cosmetic work on the interior: finishes, kitchen, bathroom, etc.Port Richmond is the next town over, away from center city.

@Daniel Caraway You need to find out what the legal use is shown at the city's Building Department.

By Subdivision, I mean a local subdivision with streets, sidewalks, home and commercial building lots.  

Add to this the uniquely corrupt bureaucratic environment of Baltimore City, Maryland (where I grew up)--and its creaky, barely functioning housing-voucher machinery. 

Does anyone have recommendations for realtors in the following cities, Phoenix AZ, San Diego, and Central New Jersey?
