The process is actually pretty straight forward depending on the loan servicer and not as long and as much of a pain as a traditional short sale.

Which one in would be a less pain free way, May I request all to please share your experience, with inspection, roof expectation of the lender and over all in general, I have already delayed to reply and will need to pick on one of them today, so I would appreciate any input from you valuable experience.
