Control - I think one reason so many mistakes are made it REI is the illusion of control. 

Was it a mistake to buy through the LLC if my goal was to use this strategy?

Now I am having trouble getting a conventional loan and was told by two brokers now that I would have to wait for a year for that mistake to get off my credit report.

Leverage their mistake and try to get a discount for the inconvenience and interruption of business resulting from the delays.

If I may offer any advice, I would use caution when working with creative financing and a "get rich quick" mentality has sunk more investors than probably anyone mistake.

Noone is perfect so you along with the rest of us will make mistakes regardless of our years of experience - simply being human.

I did a devastating flip because... well, I made a lot of mistakes, and I'm in the hole.

Plus the mistakes and success of others that you have studied to build your investment system people will see your thoroughness.
